1. Days on Market (DOM)

In the first half of 2025, homes spent an average of 61 days on the market. In the first half of 2026, that number sat at 62 days. This incredibly minor shift shows that buyer demand remains exceptionally steady and balanced.

2. Closed Transactions

Are people still moving? Absolutely. Transaction volume is actually up year-over-year. We jumped from 14,238 closed deals in the first half of last year to 14,320 closed transactions in the first half of 2026. A highly active market is a healthy market!

3. Average Sale Price

This is the massive takeaway for local homeowners looking to maximize their equity. In the first half of 2025, the average sale price was $275,831. Moving into the first half of 2026, the average sale price surged to $293,925. That is nearly a $25,000 price increase year-over-year!
