Did you know, it's possible for seller's to make mistakes during a home inspection.

Hey, everyone. Welcome to Q&A Sunday. I'm Rich Dallas Berkshire Hathaway, The Dallas-Fincham Team. And on today's episode, we're gonna cover three tips of what sellers need to avoid during a home inspection tip. Number one, don't forget to prepare your house for the home inspection. Make sure the walls are clear. Make sure you have attic access. Those types of little things are going to either delay or cause the inspector to need to come back. And then when the inspector needs to come back, that's actually gonna get charged to you, not the buyer, because it was your fault that they didn't have access to the house. So tip number one, make sure your house is prepared and ready to be inspected. Tip number two, underestimating, minor repairs that are going to show up on a home inspection. There's a whole bunch of laundry lists of little things that you could do to make your house be a little bit better.

Check your G F C I outlets. Ask your agent. What is it that comes up on an inspection that I should be worried about, that I should address right now? Little things that will make your life easier down the road and have that inspection come back a little bit cleaner. Number three, this is probably the biggest one. You do not want to try to conceal any sort of defects in your house. That is going to be a major red flag that you covered something up. And if a buyer gets nervous, then they're going to back out of the deal. Because if you covered up this, they might think what if they covered up that or that or that. And it can just snowball into a mountain of problems for you. So those are three tips on how to make your house ready for a home inspection and what not to do as a seller or what to do as a seller to get your house prepared.
